Six Senses Residences Belize brings overwater villas to the Caribbean, with a limited collection of homes set on a private island off Ambergris Caye. Robbie Hodges reports

Six Senses has announced the launch of Six Senses Residences Belize, introducing a new overwater residential development in the Caribbean. Located on Emerald Caye, a private island off the coast of Ambergris Caye, the project marks the brand’s first overwater offering in the region.

The development will include 16 branded residences alongside a 40-key overwater bungalow resort, with construction already underway and completion expected in 2028. Prices for the residences start at US$3.75 million, positioning the project within the high-end segment of the market.

The Six Senses Residences Belize scheme has been designed to bring a style of overwater living more commonly associated with destinations such as the Maldives into the western hemisphere. The villas are arranged above the sea and offer direct access to the surrounding marine environment, with views across the Caribbean.

Two types of residence are available, including two-bedroom and four-bedroom layouts. The homes range in size from 4,387 sq ft (approximately 408 sqm) to 7,891 sq ft (approximately 733 sqm), combining indoor and outdoor living spaces across two levels. Each residence includes a kitchen, living areas, terrace, private pool and upper-level bedrooms with sea views.

The architecture has been developed by Studio CABAN, with interiors available through furnishing packages created by Maed Collective and Huber Design Studio. The design approach focuses on natural materials and neutral tones, reflecting the surrounding environment and the brand’s broader emphasis on wellness-led living.

The residences form part of a wider resort that will include two restaurants, a spa and wellness centre, a yoga pavilion, beach club and pool, as well as a children’s club and elevated lounge space known as “The Nest”. The spa concept draws on traditional Mayan practices, using natural ingredients and treatments designed to support both physical and mental wellbeing.

Six Senses BelizeEmerald Caye is located approximately 15 minutes by boat from San Pedro, a town on Ambergris Caye that connects to Belize City via a short domestic flight. The location provides access to some of the country’s key natural attractions, including the Belize Barrier Reef and the Great Blue Hole, as well as inland rainforests and archaeological sites.

John Turley, development partner at CRDG LLC, highlights the accessibility of the destination. “Belize is less than a three-hour flight from cities like Miami, Houston and Atlanta, with many more direct routes from major West Coast urban hubs like Denver and Los Angeles, so it’s an ideal paradise for many American buyers wanting an enriched lifestyle with amenities that most can only find in places like the Maldives or Bora Bora.”

Six Senses, known for its focus on sustainability and wellness, is expanding its global portfolio with this latest project, adding Belize to a list of destinations that includes Fiji, Bali, Kyoto and Dubai. The development reflects ongoing demand for branded residences that combine private ownership with access to hotel-style services and facilities.

With its limited number of units and remote island setting, Six Senses Residences Belize is positioned as a low-density development that prioritises privacy and access to nature, while maintaining the service standards associated with the brand.
