Yntegra's Felipe MacLean shares his bold vision for the Exumas
Yntegra founder and CEO Felipe MacLean discusses his vision for the Exumas, revealing plans for floating padel courts, coral reef restoration partnerships and US$1.6 billion economic impact as his company becomes the largest developer in the Bahamian archipelago.
You’ve transitioned from commodities and private equity into experiential hospitality – what drew you to luxury travel and why now?
"Across all my ventures, one thing has remained consistent: identifying untapped market opportunities and bringing something meaningful to life. I have always been passionate about hospitality and luxury living — as a family, we've been known to be great hosts who enjoy curating unique experiences for our loved ones. During COVID, we spent significant time in the Exumas. I was completely mesmerised by the natural beauty — the crystal-clear waters, the serenity, the raw authenticity. But I was equally struck by how little infrastructure had been developed, despite being just over an hour from Miami.
"It was a moment of clarity. Developing in the Exumas wasn’t just a smart investment — it was the chance to bring to life one of my dreams. The timing couldn’t have been more aligned. After the pandemic, the global trend of wealth accumulation among UHNW individuals and their evolving lifestyle preferences significantly heightened the value of remote yet accessible destinations. Travellers today seek more than luxury; they want emotional connection, privacy, and purpose.
"I saw a rare opportunity to create something extraordinary — not just from a business perspective, but from a human one. The Exumas offered the perfect backdrop for a new kind of hospitality: rooted in experience, emotion, wellbeing, and environmental stewardship."
What does 'ultra-luxury' mean to you in 2025, and how are you aiming to evolve that definition with Yntegra’s projects?
"To me, ultra-luxury today is "barefoot luxury." It means not having to think about anything — not even putting on shoes. It’s about being so completely cared for that all that’s left is presence: the freedom to slow down, to enjoy, and to be with those who matter most. In a world that moves at lightning speed, true luxury is the ability to pause.
"With Yntegra, we’re redefining luxury by curating experiences that awaken the senses and calm the mind. Our projects create a rare dichotomy — between raw nature and refined service, between adventure and tranquility. One example is our Floating Padel Court, which merges athleticism with the surreal beauty of nature. Every touchpoint is designed to nurture the wellbeing of our guests. It’s not just about five-star service — it’s about five-sense immersion."
The Floating Padel Court is a bold, attention-grabbing concept. What inspired it, and how does it hint at the kind of experiences you're planning in the Exumas?
"Padel has become one of the fastest-growing sports globally — especially in Miami, where I’m based. New clubs have been opening on every corner, and I found myself playing four to five times a week. It quickly evolved from a stress reliever into a social and professional connector — a way to bond, to network, and to share time with like-minded people.
"So when we began planning Rosewood Exuma, it was clear that a padel court would be part of the amenities. But I wasn’t interested in building just another court. I’m incredibly detail-oriented, and after spending so much time in padel clubs, I realized something was missing: visual beauty. Most courts are functional, but rarely inspiring.
"That’s when the idea came — what if we combined the sport with the breathtaking natural beauty of the Exumas? What if the court could feed not just the body, but the soul and the eyes?
"The result was our Floating Padel Court — a one-of-a-kind experience suspended in the middle of the sea, surrounded by nothing but turquoise water and open sky.
"At Yntegra, we’re not just creating spaces — we’re crafting moments that awaken curiosity, spark joy, and deepen connection. The court is a preview of what’s to come in Exuma: unexpected, immersive, and meaningful experiences that reimagine how people engage with nature, with each other, and with luxury."
Why did you choose the Exumas as the launchpad for your next chapter in hospitality?
"The Exumas chose us as much as we chose them. They’re unlike anywhere else in the world — pristine, soulful, untouched. But they’ve also been overlooked in the global hospitality landscape. I saw a blank canvas with immense potential. This untouched destination has remained one of the best-kept secrets among the global elite. The islands of the Exumas are underdeveloped and have no significant hospitality offering in terms of ultra-luxury resorts and high-end vacation homes. The scarcity of developable land, compounded by the challenges of Crown Land (Government owned) restrictions, complex ownership issues, and size limitation, has only added to the allure and value of these islands in an environment of increased global demand for ultra prime real estate.
"It was also deeply personal. When I first travelled here with my family, something shifted. There’s a purity to the place that stays with you. It’s one of the few places in the world where we can truly disconnect, and it became our sanctuary. In fact, it’s my children’s favourite place to go — they constantly ask, “When are we going back to Exuma?” That kind of emotional imprint is rare. I knew we had to build something that honoured that magic, while making it accessible to the right kind of traveler. Our vision is to make Exuma a place where every generation — from kids to grandparents — feels at home and inspired."
What do you see as the untapped potential of the Exumas, and how do you plan to unlock it without compromising its natural integrity?
"The potential of the Exumas is extraordinary — not just as a luxury destination, but as a global benchmark for how to develop responsibly. Exuma has all the elements of an iconic escape: unspoiled beauty, rare biodiversity, and a sense of true discovery. But its greatest asset — its raw, natural environment — is also its most fragile.
"Our approach begins with deep respect for the environment. We're collaborating with some of the most respected agencies in The Bahamas, with global experts, and governmental agencies while drawing on global best practices to shape a development framework that is both innovative and environmentally responsible. Every decision we make is to preserve the very thing that makes this place magical: its natural beauty. Because without that, there is no experience, no luxury — there’s no reason to come."
Rosewood Exuma is slated to open in 2028. Can you share what will make this property unlike anything else in the Caribbean – or the world?
"Rosewood Exuma isn’t just a resort — it’s a new way of experiencing luxury. What sets it apart isn’t just where it is, but how it’s being built and why. It’s born out of a deep personal connection to the land, a clear sense of responsibility to protect it, and a vision to create something that feels intimate, soulful, and timeless.
"Unlike many destinations where development is added onto an already defined environment, here we’re building from the ground up — with purpose, care, and intent. We’ve had the rare opportunity to shape an experience around nature, not over it. We’re starting with a blank canvas, we’re therefore able to curate every detail to evoke a true sense of place.
"That’s what will make Rosewood Exuma unlike anything else in the Caribbean — or the world. It won’t be just a place to stay. It will be a place to feel, to belong, and to come back to."
What kind of traveler are you designing Rosewood Exuma for? What emotions or memories do you want guests to leave with?
"Rosewood Exuma is being designed for those seeking more than just a getaway — they’re in search of a sense of belonging, of clarity, of meaning. They want to reconnect with nature, with loved ones, and with themselves. At the heart of it all is the Exumas’ breathtaking natural beauty, which sets the stage for everything we do.
"We’re creating a destination that welcomes every generation — where children can explore, parents can unwind, and grandparents can reflect — all within the same setting. It’s a place that nurtures togetherness while honouring individual rhythms, offering the freedom to connect or retreat, depending on the moment.
"But more than anything, we want guests to leave feeling rebalanced and renewed. The experience is designed to be immersive and intuitive, shaped by the natural beauty of the Exumas. Here, the environment does much of the storytelling, creating a sense of place so strong, it lingers long after departure.

How important is adventure and physical experience – like sport and exploration – to the Yntegra brand philosophy?

You’re combining high design with high performance – how do you approach storytelling through architecture and guest experience?
"Design is a language — and every building, material, and layout tells a story. The key to our design philosophy is simple: nature takes center stage. The Exumas offer some of the most breathtaking natural beauty in the world, and the last thing we want is for buildings or infrastructure to overshadow that. Our role is not to compete with nature, but to complement it — to create architecture that disappears into the landscape and lets the colors, textures, and sounds of the environment speak for themselves.
"This same philosophy extends beyond architecture into the way we shape the guest experience. In the Exumas, nature doesn’t just enhance the experience — it defines it. The setting itself does most of the work, allowing us to curate meaningful, immersive moments inspired by natural beauty. With very little, we can tell a profound story — one of holistic wellbeing."
Many developers talk about sustainability, but few make it central. How is environmental and cultural sustainability being embedded into your vision for the Exumas?
"For us, sustainability isn’t a layer — it’s the foundation. Without environmental stewardship, there would be no destination to protect, no beauty to share, no reason for people to come. I fell in love with the Exumas because of its raw, unspoiled beauty, and I feel a deep personal responsibility to keep it that way. That sense of duty is what guides every decision we make — not just as developers, but as custodians of a place we deeply respect.
"We’re investing in ecosystem conservation and restoration, including actively partnering with local and global experts to restore the coral reefs that are vital to the Exumas’ marine life and the visitor experience. These efforts are part of our belief that luxury and environmental responsibility are not mutually exclusive — in fact, they are inseparable when it comes to building a legacy that lasts.
"On the cultural side, I began building relationships with the communities from the Exumas early on. From the very beginning, the local community has had a seat at the table in shaping this project. I’ve spent countless hours listening, learning, and understanding what’s needed — not just from a hospitality perspective, but from an economic and social one.
"As a developer, your responsibility goes far beyond your own property lines. You’re accountable for the ripple effects your project will have on the surrounding region — and that’s something I’ve always taken seriously. This vision is not just about opening a resort; it’s about creating a platform that uplifts people, supports local businesses, and drives meaningful, long-term progress for the Exumas."
What is your long-term vision for the region – and how do you balance luxury development with local economic upliftment?
"Our long-term vision is twofold. On one hand, we are working to place the Exumas firmly on the global map — to help it become one of the world’s most sought-after and admired travel destinations. With its natural beauty, authenticity, and proximity, it already has everything it takes to get there. Our role is to help shape that potential into something lasting and world-class, without compromising what makes the Exumas so unique.
"But just as important is our commitment to the local community. For us, luxury development means very little if it doesn’t also create opportunity and improve quality of life for the people who call this place home. We want to ensure that future generations in the Exumas don’t have to leave their islands to find meaningful work or build fulfilling careers. Our vision is for young Exumians to grow up knowing they can stay, thrive, and succeed right here — in their own communities.
"In everything we do, we aim to balance global ambition with local empowerment. Because we believe that a destination can only truly thrive when its people do too."
How do you ensure your developments create value not just for investors and travellers, but for the local communities?
"Of course, the numbers speak volumes: our development is projected to generate $1.6 billion in total economic impact, contribute $834 million to national GDP, and create 533 full-time jobs annually — along with $336 million in new income for Bahamian workers and over $2 million already invested in local businesses. These are meaningful outcomes, and we’re incredibly proud of the scale of impact that’s possible.
"But beyond the metrics, real value lies in how we engage with people, listen to their needs, and help shape a future with them. Since the beginning, we’ve worked hand-in-hand with the community: supporting and sponsoring cultural events, regatta teams, improving local clinics, building playgrounds and making basic banking services like ATMs accessible on the islands.
"We believe that the only way to truly support local communities is by being present — by sitting down, listening, and asking “what do you need?” That’s how we approach sustainability: not just as an environmental commitment, but as a social responsibility — to uplift, empower, and invest in the long-term wellbeing of the region."
With your private equity background, what makes hospitality and destination development compelling investment opportunities today?
"From an investment perspective, hospitality and destination development — when done strategically — offer unique upside potential, particularly in undervalued markets with high emotional appeal. Based on our analysis, the Exumas remain one of the most undervalued ultra-luxury destinations in the world. There is clear, demonstrated demand from high-net-worth travelers who are willing to pay a premium for access to remote, pristine, and exclusive environments — often in places far less compelling than what the Exumas naturally offer.
"Today, Yntegra Group is the largest active developer in the Exumas, with 367 acres across two private islands under development. We’ve positioned both projects to seize this rare opportunity: to shape what will become the next globally recognized ultra-luxury destination, in one of the most extraordinary natural settings anywhere on the planet.
"Since the pandemic, the value of these islands has increased by more than 50% — a trend that continues as interest in exclusive, wellness-focused destinations accelerates. On top of that, branded mixed-use developments — combining resort and residential offerings under ultra-luxury hospitality brands — can increase real estate sales prices by up to 30%. These brand partnerships not only elevate value, but also provide buyers with trust, service consistency, and global recognition.
"What makes this category so compelling is its multidimensional return: strong real estate upside, long-term brand equity, recurring hospitality income, and emotional loyalty from clients. It’s not just an investment in land or development — it’s an investment in place, experience, and legacy."
How do you see the luxury hospitality sector evolving over the next 5–10 years, especially in terms of experiential travel?
"We’re entering the age of transformational travel. Experiences will become more curated, more sensory, and more rooted in purpose. The best properties won’t just serve — they’ll awaken, restore, and inspire.
"Expect to see deeper personalisation, quieter luxury, and more emotional storytelling. Sustainability will be non-negotiable. Wellness will evolve into holistic wellbeing — not just reactive, but proactive, immersive, and integrated into every part of the journey.
"Luxury will no longer be defined solely by material offerings, but by how deeply a place can make someone feel — seen, centred and connected."
Beyond Rosewood Exuma, what else can we expect from Yntegra in the coming decade? Are there more destinations on your radar?
"We’re always exploring new opportunities, but for now, our focus is on fully realizing the potential of the Exumas — a region that offers not only extraordinary natural beauty but also a rare opportunity to shape the future of luxury hospitality from the ground up.
"The pioneering work we’ve done here has positioned Yntegra as a first mover — and a thought leader — in the ultra-luxury space. That early commitment has not only strengthened our relationships with local and governmental stakeholders, but it has also created a powerful foundation for future land acquisitions and long-term strategic growth.
"Creating a new destination at this level doesn’t happen by chance. It requires more than a beautiful location. It takes vision, discipline, partnership, and long-term investment. It takes trust — from communities, from governments, and from future guests. And it takes developers willing to commit early, before a place becomes known — when its value lies in its untapped potential.
